San Diego-based IQHQ announced that its $1B, 960K SF Fenway Center project isn't moving forward until it is at least 50% leased, the life sciences developer told The Boston Globe. Although the project isn't moving forward, the deck the company built over the Mass Pike is set to complete in the first quarter of 2026.

The excitement was palpable across Opus Newton, a 174-unit, middle-income senior housing complex that opened Sept. 15, as residents from Brookline to Seattle began moving into their new living accommodations. It signed a 162K SF lease, adding 15K SF from its previous lease, at National Development’s The District Burlington, according to a press release. The office is at 700 District Ave.
Pressed Café and Tuscan Kitchen have also renewed leases at the campus until 2037.
National Development acquired the campus in 2013 for $204M. The 10-building complex consists of 1.3M SF of offices, three retail buildings and a Marriott Residence Inn.

The law giant restructured its lease at Starwood Real Estate Income Trust's 60 State St., Savills announced on Tuesday. The firm has called the State Street office building home since 1977. 
WilmerHale has shrunk its footprint from 248K SF to 201K SF, according to The Boston Globe. 
“60 State Street has been an important part of our firm’s story for over five decades,” Felicia Ellsworth, the firm’s partner in charge of the Boston office, said in a statement.

The developer received $32.9M in construction financing for the project at 95 Everett St., Banker & Tradesman reported. The financing was provided by Capital One and is coupled with $14.7M in additional financing funded by the Massachusetts Housing Investment Corp.
Each unit in the 86K SF, seven-story project is income-restricted, with rents for units restricted to 80% and 120% of area median income. Pennrose plans to complete the project in the summer of 2027.

Eaton Vance, Morgan Stanley's investment management arm, bought Alta on the Row for $157M, according to public deed records. The deal closed on Oct. 14, the Boston Business Journal first reported.
Eaton Vance acquired the property from Atlanta-based Wood Partners, which began construction on the complex in 2022. The company bought the site, the former home of the Lady of Mount Carmel Church, for $5.6M in 2022.
The church was demolished in 2019 after preservation efforts failed.

The Boston office building is open once again. DivcoWest is showcasing several new luxurious amenities that have been part of a $100M investment. The landlord is focused on securing new tenants amid a leasing market that is at once both slow and competitive, according to DivcoWest Managing Director Mark Roopenian.

The New York-based bank renewed its 205K SF lease at One Boston Place, according to CBRE. The property, owned by Nuveen and La Caisse, is at 201 Washington St. near Downtown Crossing.
"We welcome the renewal and continuing the relationship with BNY as a tenant," Nuveen Director of Asset and Development Management Brendan Graham said in a statement. "This speaks to the strong demand we continue to see for high quality, Class A spaces like One Boston Place."
