The loan proceeds will be used to refinance $556.1M of existing debt, repay $129.8M of preferred equity, pay $11.4M of closing costs and fund $2.7M of reserves, according to a presale report from Fitch Ratings. Since 2020, average asking rent rates in the sector have risen 49%, a trend that’s ongoing across the region. Markets such as Omaha, Nebraska, Detroit and Cleveland, Ohio, saw vacancy rates well below 4% in Q2, an impressive feat compared to the national average of 9.3% — the highest rate in 10 years. The site, the northern portion of Sterling Bay’s former Lincoln Yards tract, was with the bank after that megadevelopment fell apart.
Now it is slated to be one of the city’s biggest and most anticipated projects, a $1B development with thousands of residential units and commercial, office and hotel space.

The city is set to soon be home to a meat processing facility, with JBS USA stating its plans to make a major investment toward a new sausage plant, with the goal of making 130 million pounds of sausage annually. Riverside Investment & Development, AmTrust Realty Corp. and DL3 Realty have secured public funding to convert the Field Building at 135 S. LaSalle St., an art deco building constructed during the Great Depression, into 386 residential units and 92K SF of commercial space. 
The joint venture secured City Council tax increment financing approval late last month for the conversion of 624K SF of vacant office space.
