<content:encoded><![CDATA[Shares in real estate stocks reacted positively to the Budget Wednesday, as fears that Labour’s tax and spending plans would roil financial markets did not materialise. 
The FTSE 350 Real Estate index rose 2% on Wednesday after UK government borrowing costs dropped to some of their lowest levels this year. 
Shares in Big Yellow led the charge, rising 4%. That was partly driven by the fact that the sector will not face significantly higher business rates, as had been feared. That could pave the way for a takeover of the company by Blackstone.

The complexities of front-ended costs and the requirement for a long-term vision mean major urban developments, which provide much-needed homes, cultural and business space, have become higher-risk and more challenging to finance, with a dwindling number of potential investors.

However, though the outcome might not be as pivotal as some hoped, COP30 signalled a decisive shift for commercial real estate, said Katie Whipp, chief business officer at re:sustain. <content:encoded><![CDATA[UK investor and asset manager Oberland has teamed with a Singaporean investment platform to buy a Manchester city centre hotel, Bisnow can reveal. 
Oberland and RealVantage have bought the 61-room Heathcote Hotel, formerly the Abode Hotel, for an undisclosed sum from the family that owned the property. 
Built in 1899, it was designed by Mancunian architect Charles Henry Heathcote and is reminiscent of Jacobean architecture. The Grade II-listed building still retains a formal staircase, original tile work and an ornate red-sandstone and brick Jacobean-baroque façade. 
Oberland plans to revive the property, restoring its heritage features and introducing modern elements in guest rooms and public areas.

<content:encoded><![CDATA[Lloyds Banking Group has become one of the country’s largest residential landlords, with property holdings valued at £2B, after the bank built up a portfolio of more than 7,000 homes in recent years, according to analysis from the Financial Times.
The lender, already the UK’s biggest mortgage provider, set out in 2020 to acquire 50,000 rental homes by 2030, and it launched its Lloyds Living division, originally called Citra Living, in 2021 to deliver and manage rental and shared ownership properties.

Equinix is to create a 250-plus-megawatt data centre on an 85-acre site near the M25 motorway at South Mimms, Hertfordshire, and has pledged to invest £3.9B in the project.

Having initially acquired 60% of Tritax in 2022, Aberdeen will increase its holding to approximately 80% in April 2026 and intends to reach full ownership by 2029. Tritax will continue to operate under its current brand and maintain a specialist offering.
Since Aberdeen’s first investment, Tritax has grown assets under management from £5.1B to about £9B, with revenue rising at roughly 13% a year over the last four years.

The Harwell East site, adjacent to the Harwell Science and Innovation Campus, could ultimately deliver around 4.5M SF of office, laboratory and advanced manufacturing space, along with up to 400 homes, the Crown Estate said in a statement.
Harwell Science and Innovation Campus is a public-private partnership half-owned by Brookfield Corp. and already hosts more than 200 laboratories, offices and production facilities.
